Initial Valuation
Our experienced lettings team will come and give you a valuation of your property. We will discuss with you your needs and requirements, gaining as much information as possible ensuring we get you the best possible tenants.
We have a huge database of awaiting tenants who are ready to view your property now. If the property is empty we request keys from you as soon as we take your instruction in order to start immediate viewings. If you wish to do the viewings yourself please do let us know. If there are current tenants please let us know their contact details so we can arrange a mutually convenient time for us to carry out viewings.

Tenant Find Only Service
A simple introduction of an applicant wishing to rent your property and with whom you proceed. Tenant find only is designed for the landlord wishing to collect rental (from month 2) direct from their tenant and deal with day to day management throughout the tenancy themselves.
What we offer:
- Full advertising coverage via our website, www.findaproperty.com, www.rightmove.co.uk, www.fishforhomes.com and www.sellmeahome.co.uk to ensure maximum coverage and use our best endeavours to find a suitable tenant.
- Inspect the property and advise on anticipated rental value, together with any other relevant aspects in each case please refer to separate sheets Gas Appliances/Low Voltage Electrical Equipment and Fire and Furnishing Regulations for landlords.
- To comply with current legislation, the landlord must supply us with valid Test Certificates for Electric Appliances, Gas Appliances
- Accompany applicants to the property - availability of keys to the property at your earliest convenience would assist greatly, or arrange a mutually convenient appointment with you or any existing tenant.
- Negotiate terms satisfactory to both parties
- Take up references: Bank, Employer, Past Landlord, Personal, Plus Credit Check which covers a three year period. We make every effort to ensure that the tenants are of good character, however, any recovery of monies owing, loss of rent or cost of repossession will be the Landlords responsibility. Landlords Legal Protection and Rent Guarantee Policies are available - please ask for details.
- Prepare tenancy agreement, landlords should, however, satisfy themselves that the agreement is suitable and advise us of any changes/additions or amendments.
- Hand over keys to tenant
- Prepare and deliver an account to you with cheque for the rental
- In the event of an early departure of your tenant we will credit pro rata fees received for the remainder of the period for which charge has been made to a further letting with a new tenant introduced by us, subject to an administration fee. Fees will not be credited if the tenant vacates owing to an ongoing maintenance problem/fault of the landlord.
Let and Collect Service
This service is suitable for Landlords living close to the Property and who are able to inspect on a regular basis, in addition maintenance and emergencies will be dealt with by yourself. We provide the same service as for Tenant Find Only, but with the following additions:
- Collection of rentals throughout the tenancy and any renewal or statutory period
- Remittance of net rent (after deduction of fees etc) direct to you, or into your stated bank/building society clearing account we are linked to Bank Autopay by computer, for fast efficient payment of rentals to landlords
- Negotiation of new terms for any extension of the tenancy (if desired)
- Account prepared on a monthly basis- we pay the landlord as soon as we receive the rent.
Management Service
In addition to those items previously listed we will for the busy/absent landlord attend to day to day management, supervisory and administration tasks associated with the property to include:-
- Attend to readings of the service meters at commencement and at the end of the tenancy, arrange for transfer into the tenants name. Settlement of accounts at commencement (if applicable) will be made from available funds. Note: Charge for reconnection of telephone into your name at conclusion of the tenancy will be yours to settle.
- Attend the property once during a six month agreement. we will visit more frequently, if required. Additional visits are chargable
- Arrange for repairs, cost of which are not the tenants responsibility up to £150 (this amount can be amended by mutual agreement at the start of a tenancy agreement). Repairs will be arranged as we see fit and without automatic reference to you. Should this figure be likely to be exceeded we shall firstly obtain an estimate for your approval. Please note that this will not apply in the event of an emergency.
- Fully account to you on a monthly basis as to receipt and disbursement of monies received.
